We hope your summer is off to a great start. Before you run back to the lake, here are a few updates from your friends at Serene Lakes Realty.
Market Updates:
As we begin to close the chapter on the coronavirus pandemic, the high demand for property in the Donner Summit area has not dissipated. In fact, our biggest hurdle is finding the inventory to meet buyer demand. If you have a property in the area that you have been considering selling, we would love to help you.
If you’re on the fence about selling, consider this: just half way through 2021, the median home price has already broken the $800,000 mark for the first time, according to the data released by the California Association of Realtors (C.A.R.). Not only are houses selling at a higher rate than we’ve seen in over a decade, houses are selling fast. C.A.R.’s Unsold Inventory Index (UII) was at 3.4 months last year, meaning that most homes would sit on the market for 3.4 months before selling. In May of 2021, the UII dropped to 1.8 months. In the Donner Summit area, the average home price is $743,667 and the average number of days on market is 11 (from June 2020 – June 2021).
While we remain in a seller’s market, we are doing everything we can to find the best homes for our buyers and present strong offers on their behalf. A strong offer means writing non-contingent offers in most cases. It has become more the norm that a seller will have a disclosure package prepared that includes recent inspections prior to going on the market.
Coronavirus Updates:
As of June 15th, masks are optional at showings if everyone is fully vaccinated. During open houses, everyone must be masked. Buyers will no longer be required to complete Coronavirus Property Entry Advisory and Declaration (PEAD) forms prior to showings. Buyers will also notice that rules or sign in sheets will no longer be present at showings.
We still encourage all of our clients to stay healthy and if you’re feeling unwell, we can always reschedule your showing.
Defensible Space:
Fire season is upon us. If you purchased property this winter that was not inspected by the Truckee Fire Department, make sure to have your defensible space inspection completed as soon as possible. Any non-compliant homes or lots should be addressed before the winter weather comes.
